President's Message

Summer is here and the Club is in full swing!

The new pool heater is working well keeping the main pool at a comfortable 82 degrees. A Big THANK YOU to club member Tom Lebherz for saving the club hundreds of dollars on the new pool heater. The Club has many activities planned for the month of July . Read the newsletter for more information.

Election News:

The election for Board Members will be held in September. We need concerning, caring members to step up and see that our club continues to a be a place of pride. If you would like more information as to what's involved, please call the club 227-5758.

Reserve Study, CC & Rís, Bylaws, Articles of Incorporation:

Several years ago the Board of Directors was advised by our attorney of the passage of the Davis -Sterling Common Interest Development Act. This law contains numerous statues governing the operation of homeowners associations such as Rancho Santa Teresa. Some of the provisions are mandatory and some are optional. One of the major requirements of the Act is conducting a replacement reserve study. The study estimates the remaining useful life of major components at the club such as the roof, pool plaster, pool heater, rugs, stove etc. Based on this analysis an annual funding schedule is developed to create a fund to pay for the replacement of worn out components of the club.

A consultant conducted a reserve study. In discussing the consultantís report, the Board raised a number of questions that required legal advice. As the Board currently does not have a lawyer under retainer, we decided to request a law firm specializing in real estate law to review our existing Articles of Incorporation, Bylaws and CC & Rís and to submit a proposal for their revision. The Board then created a sub-committee comprised of homeowners and Board Members to review the attorneyís proposal and to make recommendations to the Board on a course of action. At the June Board meeting the Board heard recommendations from the sub-committee. See the actions taken on the recommendations posted in the Minutes at the club.

Thanks for everyone's support at our Magic Night and 50's Event! I am so pleased to see many of you using the terrific facilities we have to offer. Swim lessons are doing extremely well. It is a pleasure to be a part of the learning experience.

Now our sights are set on the Fourth Of July Event!

We are planning one fun-filled bash! Remember - tables and chairs cannot be reserved. It is a first come first serve basis. Doors for set up will open at 11:00 AM, paper signs, belongings, etc that are found prior to 11:00 AM will be removed. Please help in making tis the best staff event ever.

Emergency Preparedness
The June Workshop continued with the Emergency Preparedness Committee's effort to expand your knowledge base by helping you organize specific in formation unique to your household. The July Workshop is scheduled for Wednesday, July 7th at 7:30 PM in the Lounge. The July data information sheet will be available at the Meeting. Join us for an informal session that will help you and your family in the event of unexpected disasters or emergencies. If you have any questions or wish to help the Emergency Preparedness Committee, contact the office for more information.

Important New Club Rules
Effective April 5, 1999

Swim Tests For All Children 8-11 Years Old

All children 8 through 11 years of age (inclusive):
Will not be permitted without adult supervision unless they have successfully completed a swim test,
demonstrated adequate knowledge of safety, and have a parent/guardian-signed consent form.

All children under the age of 8 years old:
Will not be permitted at the club without adult supervision.

SPECIAL NOTE:

No child will be given a swim test unless both of the following conditions are met:
  1. The parent/guardian of the child must accompany their own child during the test.
  2. The consent form is signed by the parent/guardian.

Board Seeks Volunteers To Work On Club Reserve Fund
The Board of Directors is seeking volunteers to analyze and develop recommendations on the creation of a reserve account. The reserve account is different from an operating budget which is used to pay for current operating expenses.

Members interested in volunteering should call the Club at 227-5758.

Guest Pass Program
One card of 12 guest passes will be issued per household if your dues are current. You may also purchase an additional card of 12 passes for $20.00 per card.
Call the office during the hours of 9:00 AM - 1:00 PM Monday through Friday for your card.

Little Kiddles & Swingset Preschool
This preschool is operating at the premises of our club. There are a few openings for September 1999.
The Swing-Set Group meets Tues & Thurs. from 9:00-11:30 AM and is designed for children 2 years nine months and potty trained. The Pre Kindergarten Group meets on Tues. & Thurs. from 1:00-3:30 PM and is designed for children 4-5 year old.

Troop 227 Scouting News

Troop 227 is getting ready for a summer of fun and adventure. June was our annual campout at Mt. Madonna. This campout is aimed at refining basic scouting skills. It allows the younger scouts to learn what they need to advance while providing a refresher for the older boys. In July we will be holding our Family Campout. This year we will be camping on the Merced River just a few miles outside Yosemite. This is also an annual event where the families are invited to go camping with the scouts. Itís a relaxing weekend of swimming, fishing, or just lounging by the river. Troop 227 meets at the club on Thursday evenings from 7:00 PM to 8:30 PM . Our July theme is swimming and water safety. We encourage boys between the ages of 11(10 1/2 if bridging from Cub Scouts) and 17 to visit during a meeting and see what we are all about. We have an exciting program which promises to be filled with fun and adventure, as well as learning life skills and good citizenship. Scouting is committed to provide a safe wholesome environment for boys.
